Terms of Service

1. About EZShown
Program name: EZShown Showing Notifications.
Description: EZShown is a showing coordination service for real estate agents and home sellers. EZShown sends text notifications to home sellers for showing requests on their listed property and processes their text replies to approve or decline those showings. Agents use a web application to manage listings, showings, and access details.
By enrolling in EZShown or using the EZShown app, you agree to these Terms of Service.
2. Mobile messaging terms
The following terms apply to all SMS text messages sent or received through the EZShown Showing Notifications program. These terms follow industry-standard carrier requirements for mobile messaging programs.
2.1 Program name and description — sellers
EZShown Showing Notifications.When you enroll in EZShown through your listing agent, you will receive text messages notifying you of each showing request on your property. These messages include the requesting agent's name, the date and time of the requested showing, and instructions for approving or declining the request. Enrollment is handled by your licensed real estate agent at the time your listing is set up.
Consent and opt-in
By providing your mobile phone number to your listing agent for use with EZShown, you consent to receive recurring text messages regarding showing requests on your property. Your listing agent collects your phone number during the standard listing setup process and enters it into EZShown on your behalf. You will receive an initial setup text from EZShown confirming your enrollment, which includes opt-out instructions. Consent is not a condition of any purchase. You may revoke consent at any time by replying STOP to any EZShown message. EZShown will never use your phone number for marketing purposes. SMS opt-in data (including your phone number and consent status) is never shared with third parties for marketing or promotional purposes.
2.2 Opt-out instructions
You can cancel the SMS service at any time. Just text "STOP" to the short code or long code from which you received an EZShown message. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from EZShown. If you want to resume receiving showing requests, text "START" to the same number and we will resume sending you messages.
2.5 Message and data rates
Message and data rates may apply for any messages sent to you from EZShown and to us from you. EZShown does not charge you for messages, but your wireless carrier may charge standard messaging and data rates. Message frequency depends on showing activity on your property: you will receive one message for each showing request, plus reminder and confirmation messages as scheduled showings approach. There is no fixed weekly limit on message volume. If you have any questions about your text plan or data plan, contact your wireless carrier.
2.B Buyer's agent communications
This subsection applies to real estate agents who request showings on properties listed in EZShown. By submitting a showing request through EZShown, a buyer's agent acknowledges and consents to receive SMS messages from EZShown related to that showing — including, at minimum, upcoming-showing reminders (typically twenty-four hours and two hours before the scheduled showing time) and confirmation or denial notifications from the listing agent or seller. Standard message and data rates apply.
Buyer's agents may opt out of EZShown SMS at any time by replying STOP to any EZShown message. Opting out will prevent EZShown from sending further showing-related SMS to that number, including reminders for showings already scheduled. Reply HELP for support.
3. Use of EZShown by agents and other parties
3.A Agent representations and warranties
As a real estate professional using EZShown, you represent and warrant that:
- You hold a valid real estate license in the jurisdiction where you are operating, and your use of EZShown complies with applicable MLS rules, fair housing laws, and other regulations governing your real estate practice;
- You have obtained prior express consent from each person whose mobile number you enter into EZShown — including sellers, buyer's agents, and any other recipient — to receive SMS messages from EZShown related to showing activity on the relevant property;
- The listing data and contact information you enter into EZShown is accurate and current to the best of your knowledge; and
- You will promptly remove or update any information that becomes inaccurate, including phone numbers for parties who are no longer authorized to receive SMS.
3.B Acceptable use
You agree to use EZShown only for lawful purposes in connection with legitimate real estate showing activity. You agree not to:
- Use EZShown to send unsolicited marketing or promotional messages;
- Share or resell access to EZShown or any of its features;
- Attempt to access another user's account, listings, or showings;
- Reverse engineer, scrape, or redistribute data from EZShown.
Violations may result in immediate termination of your access to EZShown.
4. Privacy, service providers, license, and retention
Your use of EZShown is also governed by our Privacy Policy, which describes how we collect, use, and protect your information. The following commitments and provisions also apply:
Key commitments
- EZShown never sells user data.
- SMS opt-in information is never shared with third parties for marketing or promotional purposes.
- EZShown does not operate any affiliated mortgage, title, escrow, insurance, brokerage, or consumer-portal businesses, and does not refer users to any such services.
Service providers
EZShown shares data only with service providers strictly necessary to operate the service. As of the effective date of these Terms, those service providers are:
- Twilio — SMS delivery
- Resend — transactional email (agent digests, feedback, confirmations)
- Stripe — payment processing for agent subscriptions
- Supabase — database, authentication, and storage
- Vercel — application hosting
- Mapbox — address geocoding for new listings
- Anthropic — processing of uploaded listing PDFs and seller-communication translation
- Web Push (VAPID) — browser push notification delivery
EZShown will update this list when service providers are added or removed.
Operational license
You grant EZShown a limited, non-exclusive, non-transferable license to use the data you provide solely to operate the service for you — including processing listings, sending showing-related SMS and email, providing the application interfaces described in these Terms, and the related operational uses described in the Privacy Policy. This license does not include any right for EZShown to sell, sublicense, or use your data for marketing, advertising, or any purpose unrelated to operating the service.
Data retention
Active listing and showing data is retained for the duration of the listing's engagement with the service. When a listing is deleted by the agent, EZShown hard-removes the listing and its associated showing data within sixty (60) days of deletion. Comprehensive data retention practices, including retention of agent account data and SMS consent records, are described in the Privacy Policy.
5. Disclaimers
EZShown is provided "as is" without warranties of any kind. We do our best to deliver messages reliably, but message delivery depends on carriers and networks we do not control. EZShown is not liable for undelivered, delayed, or failed messages, or for any consequences of showings that were not properly confirmed or declined through the system.
Agents are responsible for verifying showing details and communicating directly with the other parties in the transaction if a message fails to deliver or a seller does not respond within the expected window.
6. Changes to the service
We may update EZShown, add features, or modify these terms from time to time. If a change materially affects your use of the service, we will notify you before it takes effect, either through the app or via email to your listing agent.
7. Contact
For sellers: Your first point of contact is the listing agent who enrolled you in EZShown. They know your property and can handle most questions immediately.

8. Governing law
These terms are governed by the laws of the State of Colorado, without regard to its conflict of law principles. Any dispute will be resolved in the state or federal courts located in Garfield County, Colorado.
